Rental conditions

Holiday Village Solaniemi adheres to the following conditions when booking and cancelling cottage services:

Reservation and payment

The reservation is confirmed after the client has made the advance payment of 30% of the total rent by the due date. The final instalment will be due for payment three weeks before the start of the holiday. If the reservation is made three weeks or less before the stay, the whole rent will be paid in one instalment. The Holiday Village Solaniemi does not pay renter’s bank costs. In the event of the final instalment not being paid by the due date, Lomakylä Solaniemi has the right to cancel the reservation.

Cancellations

All cancellations must be made in writing and delivered to Lomakylä Solaniemi. If the cancellation is made 21-30 days before the start of the holiday, 30 % of the total rent will be charged. If the cancellation is made less than 21 days before the start of the holiday, the whole rent will be charged.

If The Holiday Village Solaniemi can rent a holiday cottage whose reservation has been cancelled to another client, as much of the rent will be refunded as can be charged from the new client. The client has the right to reclaim the rent he has paid The Holiday Village Solaniemi, excluding the 30% of the total payment, if the cancellation is caused by a sudden illness, serious accident or death – either of the client himself or of a person who lives in the same household as the client. In such a case, the cancellation must be made without delay and the incident must be verified in a suitable way (medical certificate, etc.). If the cancellation is made during the holiday, the rent will not be refunded.

The rights of Lomakylä Solaniemi to cancel a reservation

In case of a force majeure The Holiday Village Solaniemi has the right to terminate the contract. The Holiday Village Solaniemi is responsible for notifying the client about the termination of the contract immediately. In this case the client has the right to be refunded the whole of the rent paid to The Holiday Village Solaniemi. The customer is not entitled to any other compensation.

Staying at the holiday location

The holiday cottage is at the client’s disposal from 4 pm. on the day of arrival, until 11 am on the day of departure. The rent of a cottage gives the client the right to use the cottage, the sauna and the boat. Included in the rent are the furniture, cooking equipment and tableware. The cabin comes equipped with pillows, blankets and mattresses. Linen is not included in the rent, however it is possible to inquire linen sets in advance, price 15 Eur/person. The clients themselves are responsible for cleaning the cottage during their stay and at the end of it. If the cottage owner has to clean the cottage before the arrival of the next client, the client will be charged a cleaning fee. It is also possible to book end-cleaning in advance with   85 – 140 Eur. Final-cleaning includes basic cleaning, but you still cannot leave cottage messy and dirty. 

Compensation for damage

The client is under obligation to compensate the cottage owner directly for any damage he has incurred to the cottage, or the movable property with in it.

Number of persons

The holiday cottage cannot be used by more people than what was agreed during reservation. Permission must be obtained from the owner for overnight guests. It is prohibited to pitch a tent or keep a caravan on the plot of land surrounding without the owner’s permission.

Smoking and pets

Smoking is prohibited inside the cottage. Bringing pets to the cottage must always be negotiated with The Holiday Village Solaniemi during reservation. The pets are allowed only in some of the cottages.
